Crawl space repair
Years of damp air and wet winters take a toll on the wood under a house. Here's what crawl space repair usually covers in Goldsboro and Wayne County.
Crawl space repair means fixing the parts of the house that sit closest to the ground: the sill plates bolted to the top of the foundation, the rim joists around the edge, the floor joists and beams, and the subfloor above them. When those pieces stay damp for long periods, they soften, grow mold and attract insects. Repair replaces or reinforces what's damaged and, ideally, deals with why it got wet in the first place.
What usually needs fixing?
- Sill plates and rim joists. These sit right above the vents and the soil line, so they get hit first by humid air and splashing rain. Damaged sections are cut out and replaced, often while the house is temporarily supported.
- Floor joists. A joist that's rotted near a bathroom leak or cracked from a long span can be sistered with new lumber or replaced.
- Subfloor. Soft spots near tubs, toilets and washing machines often trace back to an old plumbing leak that soaked the plywood from below.
- Insulation and debris. Wet, fallen batts and old construction scraps are pulled out so the framing can dry and be inspected.
Why does the wood get wet?
In Wayne County the usual culprits are humid summer air coming through the vents, a missing or torn ground cover over soil that holds water through the winter, gutters that dump water against the foundation, and slow plumbing leaks nobody noticed. After a flood, such as the record Neuse River crest during Hurricane Matthew in 2016, insulation and framing can stay wet long after the water leaves. A good repair plan names the source of the moisture, not just the damaged boards.
Repair first, then seal
If you're planning to encapsulate, damaged wood should be repaired or replaced before the liner goes in. Sealing a crawl space over rotted sills hides the problem. Many companies offer repair and encapsulation as one project.
Licenses and permits
Under North Carolina law, a general contractor license is required when a project costs $40,000 or more. Structural repairs may also need a building permit from the City of Goldsboro, the Town of Mount Olive or Wayne County Inspections, depending on your address. Ask the company whether your job needs one and who will pull it.
What affects the price?
- How much framing is damaged and how easy it is to reach
- Crawl space height and access
- Whether the floor needs temporary support during the repair
- Insulation and debris removal
- Any moisture fixes bundled into the job
Pricing comes from the crawl space company after someone has been under the house with a flashlight and a tape measure. We don't quote prices, and a figure offered over the phone before that visit is only a ballpark.

Common questions
Can rotted sill plates be replaced without tearing out walls?
Usually. The house is supported temporarily, the damaged section is cut out and new treated lumber goes in. The company will explain how they plan to do it after an inspection.
Should I fix wood damage before encapsulating?
Yes. Sealing a crawl space over damaged or wet framing hides the problem. Repair comes first, or as part of the same project.
